A homeowner in Saline, MI reached out to HomeSpec Waterproofing and Foundation Repair for a free consultation. They were interested in encapsulating their crawl spaces, of which there were two. Both the homeowner and their child struggled with asthma, and feared that mold would grow and contaminate the air quality throughout the house. After explaining details to the scheduling team, they were able to set up an appointment with a project manager who regularly inspects crawl spaces.
Bill was the project manager helping this homeowner. He spoke with them about their concerns before entering the crawl spaces. While inspecting, Bill took great care in recording details not only for his analysis but so he could inform the homeowner. They talked about what Bill witnessed and then about his recommendations. Together, they decided to encapsulate the crawl space using a CleanSpace® vapor barrier and install a SaniDry Sedona Dehumidifier. The homeowner then planned a time for the repairs to be completed. Zach, a senior project manager at HomeSpec, conducted a free inspection of the home. He confirmed the cold floors and assured the homeowner that HomeSpec could help protect against any future crawl space issues. These Ann Arbor, Michigan homeowners purchased a home with many crawl space and foundation issues, so they called HomeSpec to take care of everything! A general inspection found that there was mold in the crawl space due to moisture, and the joists/band board were rotting badly as a result.
On top of that, one corner of the home was sinking, also know as settling, into the soil and pulling apart from the rest of the home – resulting in severe cracking in the crawl space and outside the home.
HomeSpec combatted the sinking issue by installing Helical Piers. These anchor deep into stronger soils and literally hold the home up, preventing the structure from sinking any further and even lifting it back to its original position.
The rotting, moldy joists in the crawl space were replaced and sistered to make sure the floors above won't sag and the support won't give way. The cracks in the crawl space block walls were also sealed to prevent moisture from seeping in. The support in the crawl space is crucial to the home, which is why it's important to keep crawl spaces dry or else moisture will wreak havoc!!
The Community Action Network in Ann Arbor was coordinating and paying for home rehabilitation for low-income households. This home was one of five that had been identified as needing new drainage in the crawl space. After the senior project manager, Erik, inspected the area and recommended more than just drainage to fully transform this home.
The representative and Erik decided together to install SmartSump™ Crawl Space Sump Pump System, SmartPipe™ perimeter drainage pipe, and CleanSpace® to waterproof the crawl space, insulation using SilverGlo™, and a rain garden where the water is discharged. This combination would protect the home and provide a clean aesthetic both inside and out. Foreman Jon led the HomeSpec crew in the repairs and installation. All gaps and joists were also sealed with our SilverGlo Rigid Foam Insulation to stop air leaks. This ensure that no water, moisture, air or pests can penetrate the crawl space. The job was finished off by installed our CleanSpace Vent Covers and an EverLast Crawl Space Door.
This entire process stops cold air from entering the home in the winter, and humid air from entering in the summer. This means no cold floors during wintertime and no musty smells or mildew in the summertime. Overall, this saves homeowners money on energy costs, which they definitely enjoy.
