High moisture plagued this Paris, ME crawlspace, and concerned about mold growing, the homeowner reached out to TC Hafford Basement Systems for help. System Design Specialist Sam Crowley met with the homeowner and worked with them to design a system that would encapsulate their crawlspace and protect their home from moisture.
CleanSpace with Drainage Matting was installed to create an inorganic barrier between the outside elements and keep moisture and critters out. CleanSpace is attached to the rim joist with Spray Foam to ensure a complete seal. SmartJacks were installed to replace rusting and deteriorating supports to keep the floor above stable and remove any bounce that the floors once had. A SaniDry Sedona dehumidifier was installed to keep humidity at safe levels and connected to a Condensate Pump so the homeowner never has to worry about draining a bucket of water. Finally, a Smart Sump Liner was installed so a sump pump can be easily added in the future if the homeowner decides to. Now that the homeowner’s crawlspace is encapsulated, their goal of protecting their home is achieved, and they now have a safe area for storage.
With a large crack running along their garage floor due to uneven footing beneath, this homeowner was looking to redo their slab. Our crew got started by excavating the damaged area of concrete to pour a fresh slab. Once dried in place, PolyLevel was injected through the slab to fill any gaps below with expanding foam. This will create a level platform to hold the slab in place, eliminating any uneven terrain below that might lead to future cracking.

As soon as our installation crew arrived, they were able to begin work sealing the crack with a FlexiSpan seal. This three-layer seal with a foam core adheres to the length of the crack and is capable of slight bends to conform to any shifts in the overall shape of the crack while maintaining a water-tight bond. Next, an initial layer of sealant was laid within each crack. This was covered by a foam core and a second layer of sealant to hold the core in place. This structure known as a FlexiSpan seal will lock out any leaking moisture while also maintaining flexibility to adhere to the crack even if the wall should shift slightly over time. With the cracks in their basement sealed with FlexiSpan, this homeowner can now make use of their basement without water causing damage to their property.

As soon as our installation crew arrived at the property, they prepared the cracks by brushing them clear of debris using a coarse brush. Once clear, the cracks were covered by an initial layer of sealant. This was quickly covered by a foam pad running the length of each crack. The foam was then covered by a second layer of sealant, completing the FlexiSpan seal over the cracks. The foam core within these seals allows them to bend and remain water-tight against the wall should the concrete walls shift slightly in the future.
