Why does concrete sink in IL?

Concrete problems often are associated with two notable characteristics of the material: weight and stiffness. If the soil beneath a concrete slab is not sufficiently dense or strong, the slab’s weight will push down on the soil, causing the slab to sink below its proper level. This often happens when the soil is weak to begin with. It also happens when there is high clay content in the soil, which expands and shrinks with changes in ground moisture levels. The state soil, named the "Drummer" series, consists of a gray silty clay loam and other Illinois soils vary in the amount of clay present. During droughts and dry spells, the clay elements will shrink, creating voids underneath your concrete. If the slab is well-supported in one area but not in another, concrete’s inability to flex will often cause the slab to crack – sinking in one area while remaining stable in another. Sunken concrete is a very common problem, often occurring in sidewalks, driveways, patios, and other slab-on-grade applications.

Three common causes of sunken or settled concrete:

  • Weak soils. Fill soil and soil with high organic content is easily compressed by weight from above.
  • Washouts. Flooding and heavy rain can erode soil beneath a concrete slab, leaving all or part of the slab unsupported.
  • Shrinking clay soil. Soil with high clay content can shrink significantly during dry weather, sometimes causing a concrete slab to sink.

What concrete problems does PolyLevel fix?

Residential concrete is an ideal material for walkways in and around your Illinois home and for outdoor living spaces, like sunrooms and porches. When that concrete settles or cracks, it stops serving its purpose and may become unsafe. Cracked, uneven concrete is also unattractive, detracting from the beauty and value of your home. Homeowners in Illinois seek out PolyLevel, looking for the best method for sidewalk raising, lifting concrete slabs back to their original position, and addressing the first signs of concrete settlement in their driveway, pool deck or interior concrete flooring.

PolyLevel is a fast, effective concrete repair solution for lifting and leveling concrete slabs all around the home:

  • Driveways and garage aprons
  • Sidewalks and walkways
  • Concrete steps or stoops
  • Concrete patio and porch areas
  • Pool decks and sunrooms
  • Basement concrete slabs

How to Choose a Concrete Repair Company in Illinois

In addition to looking for an Illinois concrete repair company who serves your town or region, you want to know that they understand the causes for failing concrete and have concrete repair solutions that are effective, long-term, and affordable.

A Concrete Solution You Can Trust

PolyLevel is a two-part expanding foam solution effective in many concrete lifting applications, in both residential and commercial settings. Concrete repair alternatives to PolyLevel include complete concrete replacement and “mud jacking,” an industrial application that uses a thick cement slurry to fill in the gap underneath sunken concrete. Both of these techniques are excessive when fixing a set of stairs that has pulled away from the home, or raising a patio concrete slab back to its original level. These alternative methods are disruptive, time-consuming, costly, and don’t address the soil-related issues that cause concrete settlement. Using foam to raise sunken concrete is the best solution for many concrete problems because it is fast, effective, less disruptive to property, and affordable. In addition, PolyLevel is a less intrusive process for lifting concrete that doesn't add more weight to the problem.

A Contractor You Can Trust

Your local Illinois PolyLevel contractor is an independent company supported by a national concrete repair network. In addition to reading reviews, check out past work by your local concrete contractor. A before-and-after picture showing the results of lifting and leveling an uneven concrete slab is worth 1,000 words!

The final step in searching for a contractor who can fix your home’s sunken or cracked concrete is to get an idea of the cost involved in fixing your concrete. After inspecting your sunken concrete, your local contractor should be able to propose a solution and provide a written estimate for repair costs.

Rene was great in her calls and email to me. She was always very attentive and careful to provide just the right amount of guidance and support. Cole Tatge was very very good. He spent much time with me, going over every detail and all of the rationale for the process and procedures. The presentation materials were excellent and the video was helpful. David Ezelle is an exceptional co-foreman. Together with Richard, the foreman, they made a cohesive pair. I was especially pleased that, in spite of some difficulty with the graph they were given, David and Richard went the extra mile to resolve the issue rather than merely going back to Davenport. David was especially professional in the way he approached the job and the way that he communicated with me. He was very careful regarding the preparation of the materials and equipment and the way that he completed the work. My driveway, sidewalk, and steps are now safe and neat. in spite of some difficulty with the graph they were given, David and Richard went the extra mile to resolve the issue rather than merely considering going back to Davenport. David and Richard were very careful to provide a thorough cleanup. They are especially meticulous, given the kinds of materials that they work with. I had tried to secure a local company for slablifting. I used Thumbtack. I only received a call back from one large company that is located in Missouri. Of my three inquiries, I made an assumption that they did not necessarily want to deal with senior citizens. That is my personal assumption. I subsequently used Home Advisor and found MidAmerica Basement Systems. I couldn't believe the exceptional professionalism and gracious care of each person with whom I was in contact

When Denise first purchased her home, she knew that she would want to someday finish her basement. After a few years of living in her home, she began to notice water seepages, putting her basement finishing project on hold. She knew that she couldn’t afford both basement waterproofing and basement finishing, so instead she left the basement unattended. When Denise heard of the WQAD Dry Basement Giveaway by MidAmerica Basement Systems, she thought she would give it a shot. Design specialist Joe Sarb, had inspected her situation and informed her on what she would need to do to fix her leaking basement. The day finally came when the winner was announced and Denise couldn’t believe it. She received a full perimeter drainage system, WaterGuard, and a TripleSafe sump pump. Denise also added CleanSpace Wall and a spray foam installation to help decrease humidity levels and increase the efficiency of the basement. She now has a dry basement that she can either leave the way it is, or finish it the way she would like.
